The agreed turnkey scope brings design coordination, cost planning, procurement, civil and interior work, furniture and finishing into one delivery plan. Included services and work by others are recorded before execution.
What to bring to the brief
Share the property condition, drawings, location, approximate area, intended opening or move-in date and the work already appointed to other parties. These inputs help identify dependencies before a programme is agreed.
Decisions to resolve
Establish the approved scope and specifications, a decision contact, procurement milestones and change approvals. At handover, review completed work against the agreed scope and record any outstanding items and relevant product information.
Does turnkey mean every possible item is included?
The contract and agreed scope determine what is included. Confirm civil work, MEP interfaces, furniture, equipment, statutory approvals and client-supplied items explicitly; do not rely on the word turnkey alone.
